REAL ESTATE ACQUISITION CRITERIA
Profile:
Primarily single and two-tenant, 100% occupied industrial buildings; vacant & partially vacant buildings considered
Use:
Warehouse, distribution and light manufacturing
Building Type:
Class A, B & C; all construction types (tilt up, masonry, metal, pre-cast)
RETAIL: Buildings that can be used for dispensaries or consumption.
INDUSTRIAL: Buildings that can be used for distribution, cultivation, manufacturing or testing.
Term:
All lease terms
Zoning:
Requires city approved cannabis/green zoning
Location:
All of California; focus on primary and secondary markets; tertiary locations considered
Deal Size:
$1-$50 million on a single asset basis;
Transaction Type:
Investor sale, sale leaseback, development and build-to-suit forward commitments
We will pay a licensed real estate broker a procuring fee if seller does not offer a fee.
INVESTMENT & LENDING CRITERIA:
We will also invest in or lend to operators that are seeking equity or debt on a case by case basis.
